What the law requires
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
- Have every gas appliance, flue and fitting they provide checked for safety every 12 months by a Gas Safe registered engineer
- Give a copy of the gas safety record to existing tenants within 28 days of the check, and to new tenants before they move in
- Keep each record for at least two years
- Make sure gas equipment is maintained in a safe condition
For short-term holiday lets, the record should be displayed prominently in the property. You can have the check carried out up to two months before the current record expires and keep the original expiry date.
What a landlord gas safety check covers
- Gas tightness test of the installation pipework
- Checks on each gas appliance: boiler, hob, cooker and gas fire
- Flue flow and spillage checks where required
- Ventilation checks
- Safety device operation
- Burner pressure or gas rate checked against manufacturer data
- Recording of any defects and the action taken
A gas safety check isn’t the same as a boiler service. It confirms that appliances are safe at the time of the visit. An annual service keeps the boiler efficient and reliable too, and we can do both in one visit.
Holiday lets and second homes on the Island
The Isle of Wight has a huge number of holiday lets and second homes, and a breakdown mid-season means cancelled bookings and unhappy guests. We can fit your gas safety check and boiler service around changeover days, and flag anything that needs attention before peak season.
